Several Indian metropolitan cities are willing to adopt and explore various methods implement transit-oriented development (TOD) around their transit stations reverse the ongoing trend of automobile-oriented urbanization. Implementation development-based Land value capture (LVC) schemes in emerging middle-income countries asks understand adapt locally-specific favorable macro conditions such as rising real-estate incomes, increasing automobile dependency, traffic congestion which all together endow appreciate land values near or corridors. This paper identifies enabling TOD linked factors indicators measure them besides investment that may influence Development-based LVC mechanism based station areas To achieve desired study goal, this identified 13 directly related with six dimensions evaluate policies formulated at levels. By doing so, it will determine new innovative funding opportunities available integrate lacking land-use planning mechanisms proposing a land-value strategy clear framework for cities.
